Decks & Porches

Deck & Porch Builder in Leominster & Central Mass

Decks and porches in Central Massachusetts take a beating. Snow sits on them for months, freeze-thaw cycles work the footings, and spring rain finds every gap in the flashing where a deck meets the house. A deck that looks fine on top can be rotting at the ledger, which is the part that actually holds it up.

How we approach it

Delane Construction builds new decks and porches, rebuilds tired ones, and replaces the exterior stairs that so many multi-family homes in this area rely on. One of our clients, Chris B., wrote on BuildZoom that the finished porch and walkway came out so well that neighbors stopped to admire it. That is the standard we hold every outdoor job to.

We start with the structure: footings set to proper frost depth, a correctly flashed and fastened ledger, and framing sized for snow load. Then come the parts you see every day, like decking, railings, and stairs. You get a clear proposal up front and a walkthrough at the end.

Before & after

From a rotted deck to a covered porch.

The old deck was pulled up and replaced with a new low-maintenance deck, a covered porch roof, posts, railings and finished skirting. Drag the slider to see the same yard before and after.

Before & after

A failing balcony, rebuilt safe and square.

The old balcony was weathered and pulling away. Delane rebuilt the structure with new posts, knee braces, framing, decking and railing, and trimmed out the entry below.

How it works

How a decks & porches project runs

01

Size and use

We talk about how you want to use the space: grilling, dining, a covered porch, or safe stairs.

02

Site check

We look at the grade, the house wall, and any existing structure, and measure for layout and stairs.

03

Proposal and permit

A written scope and price, then we prepare the permit drawings and file with your building department.

04

Build and inspect

Footings, framing, decking, and rails, with inspections along the way and a final walkthrough.

Decks & Porches: common questions

In most cases yes, especially for decks attached to the house or raised off the ground. The local building department will typically want a plan showing footings, framing, ledger attachment, and railings, and will inspect the footing holes and framing. We prepare the drawings and handle the permit process for you.
Pressure-treated wood costs less up front but needs regular sealing or staining to handle our snow and sun. Composite usually costs more at the start but takes far less maintenance. Many homeowners choose a pressure-treated frame with composite decking and rails. We will walk you through the trade-offs for your budget.
Spring through fall is the main building season, and those months fill up. Footings need unfrozen ground, so deep winter is harder for new construction. Getting your estimate and permit sorted in late winter or early spring helps you be on the schedule before summer.
It depends on what we find. Loose stairs or rails can sometimes be repaired, but a soft ledger, rotted joists, or undersized footings usually point to a rebuild. We will inspect it and tell you honestly which makes sense, because a failing deck is a safety issue, not just a cosmetic one.
