Converted lake cottages are some of the most rewarding and most complicated projects in Lunenburg. Many were built on light foundations or piers, with minimal insulation and framing that was never meant to carry a second floor. Turning one into a comfortable year-round home often means foundation work, reframing, new windows, and a roof that can handle full winter snow load. Lots near the water also come with conservation and setback rules that shape what you can build.
Away from the lakes, much of Lunenburg is served by private wells and septic systems instead of town utilities. That matters for additions, since adding bedrooms can trigger septic review under the state Title 5 rules, and the location of the system limits where new space can go. We factor that into planning early so the design does not stall later.
Permits go through the Town of Lunenburg building department. The town gets real New England winters, and the wooded lots around the lakes keep roofs and decks shaded and damp, so moss, rot at deck ledgers, and ice dams on north-facing slopes are common issues we look for.
