Home Remodeling & Additions in Leominster & Central Mass

Most homes in Central Massachusetts were not built for the way families live now. Capes from the 1950s have tight upstairs rooms, colonials have closed-off kitchens, and older multi-family houses have layouts that made sense a century ago. A remodel or an addition is how you get the space you need without leaving a neighborhood you already like.

How we approach it

Delane Construction is a general contractor based in Leominster, and Lauderly Lima has been doing this work for more than 27 years. That experience matters most on the jobs where several trades have to line up: opening a bearing wall, tying a new addition into an old roofline, or finishing a basement that has to stay dry through a New England spring. One contractor manages the whole project, so you are not stuck coordinating five different crews.

Every project starts the same way. We come out, look at the house, listen to what you want, and then put together a clear proposal so you know the scope before any work begins. During the job you get regular updates, and at the end we walk through the finished space with you to make sure every detail is right.

Home Remodeling & Additions: common questions

Almost always for an addition, and usually for any remodel that touches structure, plumbing, electrical, or the building envelope. Permits are issued by your city or town building department under the Massachusetts State Building Code. We pull the permits for the work we do and schedule the inspections, so the project is documented properly when you sell or refinance later.
Massachusetts requires contractors doing most residential remodeling on existing 1 to 4 family homes to be registered under the state Home Improvement Contractor program, and larger structural work also involves a Construction Supervisor License. Ask any contractor for their registration and license details, a written contract, and a clear payment schedule. We are happy to go over all of that during your free estimate.
It depends on size and complexity. A small bump-out can move in a matter of weeks once permits are in hand, while a full room or second-story addition often takes a few months from foundation to finish. Permit review time and weather also play a part. We give you a realistic schedule in the proposal and update you if anything changes.
Interior remodeling runs year-round. For additions, foundation and roofing work is easier from spring through fall, but framing can continue into colder months with the right precautions. If you are planning for next year, starting the conversation in winter lets permits and design get settled so construction can begin as soon as the ground allows.
